Mahindra Lifespaces reported a 66% year-on-year increase in residential pre-sales to ₹1,988 crore for the first half of FY27, covering April to September. The company also added projects with a gross development value (GDV) of ₹7,100 crore during the six-month period, up from ₹5,200 crore a year earlier.
The strong H1 sales and development additions were accompanied by weaker quarterly indicators. Mahindra Lifespaces’ profit after tax for Q2 fell to about ₹16 crore from ₹48 crore in the corresponding quarter last year, while revenue from integrated cities and industrial clusters was ₹63 crore.
Residential Pre-Sales Reach ₹1,988 Crore as GDV Additions Grow
The 66% rise in Mahindra Lifespaces pre-sales points to stronger residential sales in the first six months of FY27 compared with the same period a year earlier. Pre-sales reflect the value of homes booked during the period; they are distinct from revenue recognised in the company’s accounts.
GDV additions also increased, reaching ₹7,100 crore against ₹5,200 crore in the prior-year period. GDV represents the estimated total value of the development potential added, rather than sales already completed or revenue earned. Together, the two figures show growth in both residential bookings and the value of projects added during H1.
The figures offer a view of two different parts of the business: pre-sales indicate customer bookings, while GDV additions track the scale of development opportunities brought into the portfolio. Neither figure, on its own, captures the timing of revenue recognition or the profit contribution from projects.
Q2 Profit Falls to About ₹16 Crore
Despite the H1 growth in residential pre-sales, quarterly profit moved lower. Profit after tax was about ₹16 crore in Q2, compared with ₹48 crore in the same quarter a year earlier. The reported figures show a year-on-year decline, even as the six-month pre-sales total recorded substantial growth.
The contrast matters because bookings and profit measure different outcomes. Pre-sales record the value of bookings, while profit reflects the financial result for the reporting period. The H1 sales increase therefore does not, by itself, indicate that quarterly earnings rose at the same pace.
Strong H1 Sales Meet Weaker Integrated-Cities Revenue
Revenue from Mahindra Lifespaces’ integrated cities and industrial clusters business was ₹63 crore, as reported alongside the residential pre-sales update. This was another softer measure in the period’s reported performance, contrasting with the rise in residential bookings and GDV additions.
Overall, the H1 FY27 update presents a mixed picture: residential pre-sales climbed 66% to ₹1,988 crore, and GDV additions increased to ₹7,100 crore, while Q2 profit fell to about ₹16 crore and integrated-cities and industrial-clusters revenue stood at ₹63 crore. Investors and market observers will need to consider these measures separately rather than treating stronger bookings as a direct proxy for near-term profit.
